Broker Comments: The Schmitt Ranch is slightly beyond the western edge of the Nebraska Sandhills. Thus the hardland grass and productive farmland. The hardland grass has better plant density, higher protein content, and more carrying capacity than the rangeland typical of the Sandhills region. Prospective Buyers will be impressed with the quality of the rangeland as the Seller has maintained a very low stocking rate for many years. The cropland is highly productive with majority being Class I and II soils. Predominant soil profiles of the cropland are Keya, Tuthill Fine Sandy, Dailey Loamy Fine, Jayen Fine Sandy and Becton Silt. If desired, more acres of rangeland could be converted to cropland.
