CARRYING CAPACITY & HAY:
Owner rates the ranch at 350 cows year around plus bulls and replacement heifers. Pivot irrigated cropland has 160 acres of alfalfa with normally 3 cuttings totaling 5-7 ton per acre. Maps show 154.3 acres under pivot system but end gun irrigated additional 6 acres.

IRRIGATION: Valley low pressure system with drop nozzles. Isuzu diesel power unit about 8 years old with 5,680 hours, 1100 gpm well drilled in 1974 with pumping depth of 135' and static water depth of 114'. Valley system new in 1974 but totally upgraded in 1986. New gearboxes 3 years ago.

BROKER COMMENTS: Finney Land & Livestock Ranch is located in the central part of the Sandhills Region which covers approximately 19,300 square miles in Nebraska. The Sandhills is one of the largest grass-stabilized dune regions in the world. The ridges of sand now held in place by grasses were formed by wind erosion approximately 8,000 years ago. This region is part of the tall grass prairie with a combination of cool and warm season grasses and a wide array of wild flowers. Terrain varies in the Sandhills with this ranch having mostly rolling hills and some big ridges of hills with big hardland flats. The area has amazing water resources with the saturated depth of the Ogallala Aquifer being 600-800 feet!
     I am blessed to help a large number of out-of-state buyers relocate their families and cattle operations to the Nebraska Sandhills.
